HOMEWOODS (PTY) LTD

  1. Description of property and services

Homewoods (Pty) Ltd operates as one private, exclusive-use seaside retreat at:
1 Eastbourne Road, Kenton-on-Sea, Eastern Cape, South Africa.

The property is booked in its entirety and is not rented per room or per level.

The accommodation includes six guest suites located on the top floor and one floor below.

The level below the suites functions as a private living level and includes:

  • A lounge with fireplace
  • A dining room
  • A fully equipped self-catering kitchen
  • A bar area
  • An outdoor patio with built-in braai

The living level may be used for weddings and private functions, provided all six suites are booked for a minimum of two nights as part of the same booking.

Homewoods is booked as one exclusive stay only.
A minimum stay of four nights applies, unless otherwise agreed in writing.
First bookings will open from March 2026, subject to completion and operational readiness.

  1. Booking structure

Homewoods does not operate like a hotel or guesthouse with individual room bookings.

All reservations are for exclusive use of the full property only.

By confirming a booking, the contracting guest acknowledges that:

  • The property is booked as one unit and not per suite.
  • No other guests or external parties will be accommodated during their stay.
  • All guests are covered under one booking agreement and one responsible contracting guest.
  1. Booking terms

3.1 Minimum age
The person making the booking must be at least 27 years old and must be staying at Homewoods for the full duration of the booking.
Guests under 18 must be accompanied by a responsible adult.

3.2 Third-party bookings
Bookings made on behalf of another group or individual must be disclosed in advance and confirmed in writing.
The person making the booking remains fully responsible for the account and compliance with these terms.

3.3 Confirmation of bookings
A booking is provisional until the required deposit or full payment has been received and reflects in Homewoods’ account or is confirmed via the payment gateway.
Once received, a booking confirmation will be issued by email, normally within 24 hours.

3.4 Booking details

Guests are responsible for confirming that dates, guest numbers and booking details are correct on the confirmation.
Changes are subject to availability and written approval.

  1. Check-in, check-out and access

Check-in: Between 14h00 and 16h00 or as advised
Check-out: By 10h00 on the day of departure

Early or late check-in or check-out must be arranged in advance and may incur an additional fee.
Unauthorised late check-out may result in additional charges.

Guests must ensure all doors, windows, gates and security systems are secured when leaving the property and at night.

  1. House rules

By booking and staying at Homewoods, guests agree to comply with the following rules:

5.1 General conduct
Only registered guests may stay overnight.
Day visitors are only allowed with prior written approval.
No parties, events, weddings, shoots or commercial activities are allowed unless approved as a formal venue hire booking.

Quiet hours apply from 22h00 to 08h00, in line with residential by-laws.

Furniture, décor and artwork may not be moved or removed without permission.

5.2 Exclusive-use areas
The private living level is for the exclusive use of the booked group only.
No external parties or unauthorised guests may make use of the facilities.

5.3 Fireplaces and braai
The fireplace and braai must be used responsibly and in accordance with safety instructions provided on site.
Guests are responsible for extinguishing fires properly.
Any damage caused by misuse will be charged for.

5.4 Smoking and substances
Smoking and vaping are not permitted indoors.
Illegal substances are strictly prohibited on the property.

5.5 Pets
No pets are permitted unless agreed in writing in advance.
Additional cleaning fees and a higher breakage deposit may apply.

5.6 External service providers
External staff such as chefs, caterers, photographers, stylists, therapists or child minders may only operate on site with prior written approval.

5.7 Drones and surveillance
Drones are not permitted without written permission to protect privacy, safety and local compliance.

  1. Guest responsibility and breakage deposit

Guests must take reasonable care of the property, furniture, fittings, artworks and contents.

Any breakages, loss or damage must be reported as soon as possible.

A refundable breakage deposit may be required.
The amount and payment terms will be communicated in writing.

The deposit covers:
– Damage to property or contents
– Missing items including keys, remotes, towels or linen
– Additional cleaning
– Breaches of these terms

The breakage deposit will be refunded within a reasonable period after check-out, usually within 7 business days, subject to inspection.
Refunds are made via EFT to the guest’s provided bank account.

If damages exceed the deposit, the guest will be invoiced for the balance.

  1. Rates, payments and cancellations

All rates are quoted in South African Rand (ZAR).

Payment methods accepted:
– Credit or debit card via secure payment gateway
– Electronic funds transfer (EFT)

Cash is not accepted.

Deposits and balance due dates will be stated on the quotation or confirmation.
Late or non-payment may result in the booking being released.

All cancellations must be made in writing.

Cancellation terms and penalties will be communicated at time of booking and may include non-refundable deposits and sliding scale penalties depending on notice period.

If Homewoods must cancel due to circumstances beyond its control, guests will be offered alternative dates, a similar property if available, or a refund of accommodation charges paid.

  1. Privacy and data protection

Homewoods will take reasonable steps to protect personal information in accordance with South African data protection laws.

Guest data is used only for booking, communication, service delivery, accounting and legal compliance.

Information may be shared with trusted service providers involved in banking, payment processing and website operations, under confidentiality terms.

  1. Disclaimer and limitation of liability

Guests and visitors use the property and its facilities at their own risk.

Homewoods, its owners, staff and agents are not liable for loss, injury, theft or damages occurring on the property, except where required by South African law.

Homewoods is not responsible for disruption of municipal services such as electricity, water or internet.

  1. Indemnity

Guests indemnify Homewoods and its representatives against any claims or damages arising from:
– Their stay
– Their conduct
– Any breach of these terms by themselves or their visitors

  1. Law and jurisdiction

These terms are governed by the laws of the Republic of South Africa.
Any disputes fall under South African jurisdiction.

Homewoods reserves the right to amend these terms from time to time.
The version in force at the time of booking will apply to that booking.
